Moving to a new city, exciting .....

Giving the opportunity or taking the change to move for a new job or study can be a total new chapter for the expatriate with family or for the individual. Moving to a small city like Maastricht is one of the favorite choices, we imagine. But what we have read in the newspaper recently was upsetting… a lot of expats (employees as well students) were disappointed with how we welcome the expats.

As an agent on the business rental market, I was really surprised reading the article in the newspaper. The families, individuals and also sometimes a student told me they were sorry when they had to leave Maastricht to go back home or relocate to a new country.

Anyway, I hope that when they move to Maastricht, they will enjoy the city as I’m a chauvinist and so happy to live in the middle of the center, small but with nice neighbors including expats, students.

Als nieuwe bewoner in Maastricht, ontdek je meteen dat Maastricht een grote stad is, maar vrij compact.

De woningen in Wyck en binnenstad Maastricht, zijn smal en hoog met trappen die een expat niet gewend zijn.

Je kan heerlijk rondlopen in Maastricht, wandelend in het Stadspark en via de ‘Hoeg Brögk’ (hoge loopbrug) over de Maas naar Wyck alwaar lokale winkeltjes.

Ik fiets graag door de stad. Zo ben ik sneller en precies op tijd bij mijn afspraken.

Fietsen is heel normaal in Maastricht. Overal zie je rekken vol met fietsen. Studenten verplaatsen zich graag per fiets.

Koop een 2de hands fiets en een goede ketting en leer Maastricht kennen.

Huren in Maastricht, vrije markt of sociale woningen.

Wat is het verschil tussen een sociale huurwoning en een huurwoning in de vrije sector?

Een sociale huurwoning kent een begrensde huur. De huur mag nooit hoger zijn dan een bepaald bedrag. Dit heet de maximale huurgrens van de woning. Ook mag de huurverhoging nooit te hoog zijn. In de vrije sector gelden deze regels niet. Expats die vanuit het buitenland voor werk naar Limburg, Maastricht of omgeving komen huren meestal in de vrije sector, waarbij het volgende geldt:

Verhuurder

Uw denkt aan vastgoedbelegging, studio, appartement, woning te verhuren voor extra rendement. U heeft zich goed ingelezen en u bent klaar om te starten met het verhuren van uw eigendom. Maar weet u wel zeker of u aan alles hebt gedacht? Verhuren in vastgoedbelegging is een serieuze onderneming en u wilt niets over het hoofd zien.

U gaat uw vastgoedbelegging, kamer, appartement of woning verhuren voor extra rendement. U heeft u goed ingelezen en bent klaar om te starten met de verhuur van uw woning. Maar weet u zeker dat u overal aan hebt gedacht? Verhuren in een vastgoedbelegging is een serieuze onderneming en u wilt liever niets over het hoofd zien. Hoe zorgt u er nu voor dat uw beleggingsplan het hoogste rendement behaalt, op korte én lange termijn? Aan welke regels en wetgeving moet u zich houden en waar moet u nog meer aan denken? We hebben voor u het beste advies op een rijtje te zetten.

Geen maximale huurgrens:
De huurprijs van uw woning is vrij. Er geldt geen maximale huurprijs, echter we raden u aan rekening houden met de marktwaarde. U wilt uw woning niet uit de markt prijzen;
Geen vastgestelde huurverhoging:
De verhuurder mag de huurverhoging zelf bepalen. Behalve als er in het huurcontract afspraken staan over de huurverhoging.
Geen huurtoeslag: een zakelijke huurder (expat) komt meestal niet in aanmerking voor huurtoeslag. Omdat zijn huur of inkomen te hoog is.
Marktwaarde woning:

Maastricht is the capital of Limburg, It is rich city because of all the different Nationalities living in Maastricht and surrounding due to work or study. Maastricht is proud to be the Dutch
city signing of the Treaty in 1992, which led to the creation of the European Union and the euro.

Nowadays, the city is a home to 122.000 people and is known as an International city of history, attractions, culture, local folklore and education. Because of its strategic position it’s a popular place to spent the weekend, to study or work as a lot of expats choose Maastricht to explore Europe and the marvelous education of the International School, United World College or/and the University Maastricht and MUMC+. Maastricht is also known as a city of indulgence and culinary highlights, the Bourgeoisie lifestyle, the many terraces, the pubs, the culture diversity.
